Residential Design + Permitting

Residential Addition Plans

A home addition has to fit the existing structure, the site, the utilities and the permitting path. We develop the project with all four in view.

Designing an addition that can actually be built

Adding space to an existing home involves far more than extending a floor plan. Setbacks, flood requirements, drainage, roof geometry, structural loads, electrical service, plumbing locations, energy compliance and existing construction can all affect the design.

Provident develops the permit-document package around those realities so the project has a clearer path from concept through review and construction.

Our addition process

01

Existing conditions

Review available survey, plans, public records and site conditions. Field measurement may be required.

02

Feasibility + layout

Develop the proposed arrangement around setbacks, structure, circulation, utilities and owner priorities.

03

Permit documents

Prepare the coordinated drawings and code information appropriate to the scope.

04

Engineering coordination

Coordinate structural and MEP professionals where signed and sealed engineering is required.

Items that can affect scope and cost

A current boundary survey, topographic survey, drainage plan, flood-elevation information, energy calculations, geotechnical information, truss engineering or product approvals may be needed depending on the property and jurisdiction. We identify those needs as early as reasonably practical rather than burying them in the middle of the permit process.
